PCA was commissioned by the BIXBY Company to renovate this 30,000 s.f. Industrial building located in Carlsbad, California. The building was heavily fire damaged in the Carlsbad Poinsettia Fire in May of 2014. The project scope included construction documents for the reconstruction of the 30,000 s.f. heavily fire damaged concrete tilt-up and glass curtain wall building. The building is steel framed with a wood-framed mezzanine. It has a traditional panelized roof and thin concrete tilt panels. The foundation system is a series of grade-beams supported by steel H-piles. The reconstruction of this building utilized the existing foundation system and the existing second floor structure but removed and replaced the rest of the building to insure the structural system met the current code structurally. The existing fire damaged curtain wall system was also removed and replaced with a new dual glazed energy efficient system. All vertical steel columns were removed and replaced with new steel columns as required due to damage caused by the fire. Careful coordination was needed to not modify the existing foundation system as the original building had very thin concrete panels so as not to increase structural loads to the building foundation.
